TAXES ON THE PURCHASE OF PROPERTY IN SPAIN
Depending on whether you purchase a resale Housing of or acquires a new property directly from the developer:
If this is the first condition, it must pay the tax due to change of ownership (ITP) which is 10% of the price of housing.
The value added tax (VAT) is 10% of the total value.
You must make a payment by signing legally significant acts (AJD) -1% on paperwork and 0.2%.
You also have to pay taxes on the notary (300 € - 1.000 €), the (0.5%) Free (calculated based on the assessed value of purchase) state (0.3%) and local.
If you purchase a property using borrowed funds, bank charges will be 2% of the amount of the original loan plus paying job appraiser (0.2 to 0.4%).
For example, to calculate the value of all payments to purchase a property tax of 100,000 euros, 50% of which are credit lines:
VAT (10%) - 10.000 €
AJD (1%) - 1,000 €
Notario (Notary) - 500 €
Register (Register) (0.3%) - 300 €
Gestoria (0.2%) - 200 €
Expense Mortgage (mortgage costs) (2%) € 2,000 (mandatory life insurance for mortgages, which is not taken into account in these calculations, the amount depends on age)
Home Insurance (Property Insurance) € -250
Valuation (0.3%) - 300 €.
