1. Booking and Payment Methods

The reservationof the chosen property is made by a payment of six thousand (6000) and ten thousand (10000) euros, this payment will be made by credit card or bank transfer. You must provide your details and the details of the property, which will be provided by our agent after confirming availability. The client has a period, to be agreed upon between the parties involved, to make the reservation. If it is not made within the agreed period, the reservation will be CANCELED. In case of cancellation by the"buyer, the client will lose the reservation payment. In case of cancellation by the seller, they will be obliged to return the equivalent amount of the reservation to the client. Depending on the sale price and the requested property, the agency may require additional payments that will be deducted from the sale price, these will be indicated in the earnest money contract.

Expenses and Taxes

Buying a property in Spain incurs the following expenses:

  1. Taxes: the transfer of a property incurs expenses such as Property Transfer Taxes or VAT, as well as the tax on the increase in the value of Urban Land (Municipal Capital Gains Tax).
  2. Notary Fees: These are the fees charged by the Notary for the Deed of Sale and are calculated according to the fees set by the Government.
  3. Registry Fees: These are the fees charged by the Property Registry for the registration of the sale. These fees, like the Notary fees, are calculated according to the fees set by the Government.
  4. Real Estate Agency Fees: These are the fees charged by the agency for the services provided, in addition to showing you the property, we take care of verifying the ownership of the property, whether it has any charges, ensuring everything is up to date, processing the capital gains tax, changes in ownership in supply contracts, etc...
  5. Management Fees: These are the fees that may arise due to changes in ownership, etc.

Resolution of a possible question: Who pays these expenses?

  • SELLER: Municipal Capital Gains Tax. They must also provide the energy certification and the certificate of habitability or occupancy.
  • BUYER: Property Transfer Tax, Notary, Registry, Management Fees.

These payments are the ones required by law.
